    A practical mortgage workflow for buyers and broker teams

    Each tool answers a different business question. Begin with the decision in front of you, not with a random number.

    Start with Mortgage Payment when a buyer needs the monthly number in context. The Canada view uses semi-annual rate conversion and Canadian mortgage-insurance assumptions, while the U.S. view uses monthly principal and interest with PMI planning. Add property tax, heating, insurance, condo fees, or HOA costs so the estimate reflects more than principal and interest.

    Move to Mortgage Affordability & Qualifier when the question is about a home-price range. Canada uses editable GDS and TDS planning ratios with a qualifying-rate floor and spread. The U.S. view uses editable front-end and back-end DTI guidance with a higher scenario rate. These are educational comparison tools, not underwriting rules.

    Mortgage professionals and broker teams can share a client-friendly estimate before or during a conversation, then change the country, income, debt, down payment, rate, and housing-cost assumptions together. The shared result helps a client see which question to bring to a licensed broker or lender. It does not represent a lender, brokerage, product recommendation, or approval.
