    2. 2Calculate Ontario and Toronto marginal taxes only when their jurisdiction rules apply, then subtract selected first-time rebates.
    3. 3Add the editable professional, lender, prepaid, adjustment, and other costs for the selected country.
    4. 4Calculate cash needed as down payment plus closing costs minus entered credits, floored at zero.

    Formulas

    • Ontario LTT = sum of each marginal bracket amount × bracket rate
    • Toronto municipal LTT = Toronto marginal brackets when the Toronto toggle is on
    • Land-transfer tax after rebate = gross applicable tax − eligible rebate
    • U.S. discount points = mortgage amount × points% ÷ 100
    • Total closing costs = applicable tax + itemized costs
    • Cash needed at closing = down payment + total closing costs − credits

    Important assumptions

    • Ontario land-transfer tax uses marginal brackets of 0.5% to $55,000, 1% to $250,000, 1.5% to $400,000, 2% to $2,000,000, and 2.5% above $2,000,000.
    • Toronto municipal tax uses the Ontario-style base through $2,000,000, then 2.5% to $3,000,000, 4.40% to $4,000,000, 5.45% to $5,000,000, 6.50% to $10,000,000, 7.55% to $20,000,000, and 8.60% above. Toronto municipal luxury tiers reviewed for April 1, 2026 effective-date guidance.
    • Ontario first-time buyer rebate is capped at $4,000. Toronto's municipal rebate is capped at $4,475. Rebates depend on eligibility and current rules.
    • Non-Ontario Canadian land-transfer tax is an editable amount. The calculator does not pretend to model local provincial or municipal schedules.
    • U.S. closing costs are itemized inputs. No national transfer-tax rate, state table, FHA, VA, or USDA assumption is applied.
    • Ontario and Toronto rates are reviewable reference assumptions. Confirm current guidance with the Ontario Ministry of Finance, City of Toronto, lender, lawyer, or other qualified professional before relying on an estimate.
