    • effectiveAPR ≈ IRR of net proceeds vs payments approximated

    Important assumptions

    • Monthly rate = annualRate/100 /12 for monthly compounding; quarterly annual/4 per quarter with monthly payment derived; annual similar.
    • nMonths = loanTermYears ×12.
    • Origination fee = loanAmount × fee%/100.
    • Net proceeds = loanAmount − originationFee (typical SBA where fee deducted from proceeds or rolled into balance — we show deducted).
    • Monthly payment = P × r(1+r)^n / ((1+r)^n −1) standard amortization.
    • Total paid = monthlyPayment × n.
    • Total interest = totalPaid − loanAmount.
    • With extra payment: simulate month-by-month applying extra to principal, recalc interest on reduced balance.
    • Effective APR approximated via (totalCostWithFees / netProceeds) annualized IRR simplified.

    $50K loan, 8.5% APR, 5 years = $1,025.31/mo, total payments $61,518, total interest $11,518, origination $1,000 net $49K, effective APR ~9.3%. With $200 extra, payoff 52 months saves 8, interest saved $1,374.

    Monthly rate 0.085/12=0.007083. n=60. Payment = 50000*0.007083*1.007083^60 / (1.007083^60-1)=$1,025.31. Total $61,518. Interest $11,518. Fee $1,000 net proceeds $49,000.
